Dotloop Review
A transaction management platform owned by Zillow Group. Handles document creation, e-signature, and compliance workflows for agents and brokerages.
Best suited for: Agents and brokerages that want forms, signatures, transaction coordination, and compliance workflows in one system
We evaluated core Dotloop workflows using the Team plan, focusing on transaction creation, template configuration, e-signature, and integrations with Google Drive and Zapier. Brokerage-tier compliance features were not tested; the agent and team tier was the evaluation scope.

How we scored it
Overall score is the equally weighted average of the six category scores, rounded to one decimal place. Methodology
AI capability
AI capabilities are limited relative to newer CRM and workflow platforms. Dotloop's core value remains transaction coordination, forms, signatures, and compliance workflows rather than AI-driven automation.
Pros and cons
Strengths
- Among the more agent-friendly UX options in the transaction management category
- Unlimited transactions on all paid plans — no per-transaction fees
- Solid mobile app that agents use in the field
- Free trial available — uncommon in this category
- Loop templates reduce setup time per transaction meaningfully
- Dotloop is owned by Zillow Group. Buyers should evaluate the specific Zillow-related workflows they need rather than assuming ownership automatically creates deeper integration.
Limitations
- Integration depth outside Zillow's ecosystem is more limited compared to SkySlope
- Broker review and oversight tools are less granular than brokerage-tier platforms
- No AI-assisted features — no document analysis, auto-fill, or intelligent checklists at time of review
- Customization of compliance checklists requires the brokerage plan; not available on the agent tier
- Customer support response times have been a recurring concern in user feedback
Who this is for
Use this if you are:
Agents and small teams needing a straightforward, compliant document and e-signature workflow
Consider something else if:
Brokerages requiring deep third-party integrations outside the Zillow ecosystem, or those that need advanced multi-stage broker oversight
What Dotloop actually is
Dotloop is a document and transaction workflow tool—not a full deal management platform in the brokerage operations sense. It handles e-signature, document organization, and compliance checklist management. It does not handle commission calculations, agent reporting dashboards, or advanced broker oversight analytics. Know what you are buying before you evaluate it.
For solo agents and small teams, that scope is often exactly right. You need a place to manage transaction documents, get signatures, and satisfy brokerage compliance requirements. Dotloop does all of that cleanly.
Agent experience
Dotloop's primary differentiator is agent usability. It is the most approachable transaction platform we have tested. New agents learn it quickly; experienced agents do not fight it. The loop structure—one loop per transaction, containing all documents and tasks—is intuitive. The mobile app is functional and is actually used by agents in the field, which is rarer than it sounds in this category.
The template system is well-implemented. Once you build your standard loop templates for buyer and seller transactions in your market, creating a new transaction takes minutes rather than starting from scratch every time.
Compliance and broker review
This is where Dotloop's tier structure matters. The agent plan does not include customizable compliance checklists or broker review workflows—those require the brokerage plan. Solo agents operating under a brokerage that already has Dotloop configured at the brokerage level are fine. Agents trying to set up their own compliance workflows on the agent plan will hit limitations.
The brokerage plan's compliance tooling is solid but not best-in-class. SkySlope has more sophisticated audit trails and multi-stage review workflows for brokerages that need granular compliance documentation. For most independent brokerages and small operations, Dotloop's compliance features are sufficient.
Integrations
The integration picture is the main caveat in our evaluation. Dotloop is owned by Zillow Group. Buyers should evaluate the specific Zillow-related workflows they need rather than assuming ownership automatically creates deeper integration — verify current integration behaviors with Dotloop directly. Outside the Zillow ecosystem, integration depth is more limited. The Google Drive and Dropbox integrations work for document storage. Zapier handles custom automation. Direct CRM integrations with non-Zillow CRMs vary in depth and reliability.
If your team runs Follow Up Boss or another non-Zillow CRM as your primary system, expect some manual handoff between your CRM and Dotloop rather than seamless data sharing.
Pricing assessment
Paid individual plans were listed from approximately $34.99 per month when last checked. Pricing, plan names, and promotional offers can change — verify current pricing directly with Dotloop before purchasing. The free trial makes initial evaluation accessible, which most competitors in this category do not offer. The brokerage plan pricing is not published — you will need a sales conversation to get numbers, which is a minor friction point in the evaluation process.

What practitioners say
We review themes from G2, Capterra, and practitioner communities to identify patterns that supplement direct testing. The summaries below represent recurring themes — not individual quotes — and are weighted editorially, not algorithmically.
Consistent praise
- Agent usability and the loop structure are consistently cited as strengths in user reviews
- The mobile app is frequently praised for in-field document management
- Template setup and e-signature flow are considered reliable by most practitioners
Recurring criticism
- Integration limitations outside Zillow-adjacent tools are a recurring theme
- Support response times are a common complaint, particularly for agent-tier accounts
- Brokerage-tier compliance customization is frequently mentioned as a limitation for independent brokerages
Mixed or context-dependent
Agents who work under a brokerage that has already configured Dotloop at the brokerage level rate it more favorably than solo agents trying to build compliance workflows on the agent tier.
Editorial interpretation
Community sentiment supports the editorial assessment. The UX and simplicity are genuine strengths; the integration and compliance depth limitations are well-documented. The 3.5 score reflects a platform that works well within its scope.

Final recommendation
Good, with tradeoffs
Dotloop earns its place in the transaction management category by solving the agent-facing problem well: simple e-signature, organized document workflows, and loop templates that reduce per-transaction setup time. The decisive strength is usability. The decisive weakness is compliance depth — brokerages that need granular multi-stage review workflows should evaluate SkySlope directly before committing. Solo agents and small teams under a brokerage with existing Dotloop infrastructure will typically find it sufficient. Verify current pricing directly with Dotloop before purchase; the Agent plan at $31/month has been the published rate, but pricing and plan structure should be confirmed with the vendor.
